Signs your water heater needs a plumber
- No hot water, or not enough. The water runs cold, or it runs out faster than it used to.
- Water around the base of the tank. A small puddle can come from a loose fitting or the relief valve. A puddle that keeps coming back can mean the tank itself has failed.
- Rumbling or popping from the tank. Often sediment has built up on the bottom and the tank heats through it.
- Rusty hot water. Rust in the hot water only, not the cold, can point to the tank or its anode rod.
- Water dripping from the relief valve pipe. The valve may be worn, the pressure in the system may be too high, or the tank may be overheating. Never cap or block that pipe.
- The tank is more than 10 to 12 years old. The rating plate on the tank shows the year, or a serial number that codes it. An old tank can fail without warning.
What to do if the tank is leaking
- Check that it is safe to go near the tank. If the water has reached the furnace, outlets, cords or the electrical panel, do not walk through it and do not touch anything electrical. Call your electric utility to cut the power, then call us from a dry place. If you smell gas, leave the house, do not touch any switch, skip the next steps, and call the gas utility from outside.
- Turn off the power or the gas, if you can reach the controls safely and they are dry. For an electric tank, switch off its breaker at the electrical panel. For a gas tank, turn the gas control on the tank to “off”, not to “vacation”, which keeps the burner ready to fire. The label on the tank shows how.
- Turn off the water to the tank. The cold water shut-off valve is on the cold inlet pipe, usually at the top of the tank. A lever handle turns a quarter turn, until it sits across the pipe. A round handle turns clockwise until it stops. Do not force a valve that will not move.
- Do not drain the tank yourself unless you know how. Water in the tank can be hot enough to burn.
Then call us. A leaking tank in a finished basement can do a lot of damage in a few hours.
Water heater repair in Barrie
We look for the cause before we recommend any work. When we arrive, we explain what we found and the options before we start, and we never pressure you into work you do not want.
Common repairs:
- Relief valves that drip or will not seal.
- Thermostats and heating elements on electric tanks.
- Repairs to tankless water heaters.
- Drain valves that leak or will not close.
- Loose or corroded fittings and supply lines.
- Flushing sediment out of a tank that rumbles.
If the tank itself is rusted through, a repair will not hold. We tell you that straight away, so you can decide on a replacement with the facts in front of you.
Water heater replacement and installation
When a tank has reached the end of its life, we remove the old unit and install the new one, with the connections, valves and expansion tank checked. An expansion tank protects the water heater and the pipes from the pressure that builds when water heats. It is needed only when the plumbing is a closed system, where the extra water cannot flow back to the city main. See our expansion tank installation page.
We also check the shut-off valve on the cold water line. A seized valve is replaced, so the tank can be isolated next time. See shut-off valve replacement.
Rented or owned
Many homes in Ontario have a rented water heater. If your tank is a rental, the rental company usually covers repairs, so check your rental agreement and call them first. We do not swap out or buy out rental tanks. If you own the tank, call us.
